Job Title: Quantity Surveyor
Location: Al Riyadh, Saudi Arabia
Overview: We are currently seeking a detail-oriented and experienced Quantity Surveyor to join our real estate development team in Al Riyadh. The Quantity Surveyor will play a crucial role in ensuring the accurate measurement and cost estimation of construction projects, as well as managing project budgets and controlling costs. The ideal candidate will have strong technical skills, excellent analytical abilities, and a thorough understanding of construction processes and materials.
Key Responsibilities:
- Quantity Takeoff and Cost Estimation:
- Perform detailed quantity takeoffs and measurements from architectural and engineering drawings, specifications, and other project documentation.
- Prepare accurate cost estimates, including material quantities, labor costs, equipment costs, and overhead expenses, using industry-standard estimating software and methodologies.
- Review and analyze project plans, designs, and specifications to identify potential cost-saving opportunities and value engineering alternatives.
- Cost Management and Control:
- Develop and maintain project budgets, tracking costs, expenditures, and variances throughout the project lifecycle.
- Monitor and control project costs to ensure adherence to budgetary constraints and financial objectives.
- Identify and analyze cost trends, deviations, and risks, implementing corrective actions as needed to mitigate cost overruns and delays.
- Procurement and Contract Management:
- Assist in the procurement process, including preparing tender documents, soliciting bids from subcontractors and suppliers, and evaluating proposals.
- Review and negotiate contracts, change orders, and other contractual agreements with subcontractors and vendors.
- Monitor contractor performance and compliance with contract terms and specifications, addressing any issues or discrepancies as needed.
- Value Engineering and Cost Optimization:
- Collaborate with project teams, architects, engineers, and contractors to identify opportunities for value engineering and cost optimization.
- Evaluate alternative materials, construction methods, and design options to achieve cost savings without sacrificing quality or performance.
- Provide recommendations and cost-benefit analyses to support decision-making and value-driven project outcomes.
- Documentation and Reporting:
- Maintain accurate and up-to-date records of all project-related costs, expenditures, and financial transactions.
- Prepare regular progress reports, cost forecasts, and financial analyses for project stakeholders, including senior management, clients, and investors.
- Ensure compliance with all relevant laws, regulations, and industry standards governing quantity surveying and cost management activities.
Qualifications:
- Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field. Master’s degree preferred.
- Minimum of [8] years of experience in quantity surveying, cost estimation, or construction cost management, preferably in the construction or real estate industry.
- Strong knowledge of construction materials, methods, and processes.
- Proficiency in quantity surveying software and cost estimating tools.
- Excellent analytical, problem-solving, and decision-making skills.
- Strong attention to detail and ability to work independently with minimal supervision.
- Excellent communication, negotiation, and interpersonal skills.
