Job Title: Executive Director of Assets
Location: Al Riyadh, Saudi Arabia
Overview: We are seeking a seasoned and strategic Executive Director of Assets to lead our real estate asset management activities in Al Riyadh. The Executive Director of Assets will be responsible for overseeing the performance, optimization, and growth of our real estate portfolio, maximizing asset value, and achieving financial objectives. The ideal candidate will possess strong leadership abilities, financial acumen, and a proven track record of success in real estate asset management.
Key Responsibilities:
- Portfolio Management:
- Develop and implement strategic plans for the management and optimization of the company’s real estate portfolio.
- Evaluate and analyze market trends, economic indicators, and asset performance metrics to identify opportunities for portfolio growth and enhancement.
- Monitor and assess the performance of individual assets within the portfolio, including occupancy rates, rental income, expenses, and property values.
- Develop strategies to maximize asset value, mitigate risks, and enhance long-term returns on investment.
- Asset Operations and Performance:
- Oversee the day-to-day operations of the company’s real estate assets, including leasing, property management, maintenance, and tenant relations.
- Collaborate with property management teams and service providers to ensure the effective and efficient operation of assets.
- Monitor asset performance against key performance indicators (KPIs) and financial targets, implementing corrective actions as needed to optimize performance.
- Financial Management:
- Develop and manage annual operating budgets, capital expenditure budgets, and financial forecasts for the real estate portfolio.
- Monitor and analyze financial performance metrics, including revenue, expenses, net operating income (NOI), and cash flow.
- Identify opportunities to increase revenue, reduce costs, and improve overall financial performance of assets.
- Prepare regular financial reports and presentations for senior management and stakeholders.
- Asset Acquisition and Disposition:
- Identify and evaluate potential acquisition opportunities in line with the company’s investment strategy and objectives.
- Conduct financial analysis, due diligence, and feasibility studies for potential acquisitions.
- Negotiate purchase agreements, financing arrangements, and other transaction documents.
- Oversee asset disposition activities, including property sales, asset recapitalization, and portfolio rebalancing.
- Stakeholder Management:
- Cultivate and maintain relationships with key stakeholders, including investors, lenders, tenants, government agencies, and regulatory bodies.
- Serve as the primary point of contact for investors, providing regular updates on asset performance, market trends, and investment strategies.
- Address investor inquiries, concerns, and feedback in a timely and professional manner.
Qualifications:
- Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field. Master’s degree preferred.
- Minimum of [X] years of experience in real estate asset management, investment management, or related field, with a proven track record of success.
- Strong leadership abilities with excellent communication, negotiation, and interpersonal skills.
